One lender's no isn't always the final answer.
Many denials come down to one lender's rules, how your income was counted, or a problem with the building, not your ability to pay. Send us the denial reason and we'll review your file within one business day and tell you honestly whether another path may work.
What should you do if your mortgage is denied? Get the specific reason in writing, since lenders must give you an adverse action notice that states the reasons or tells you how to request them. Then find out whether the problem was your file or that lender's rules. Many lenders add their own stricter requirements, called overlays, on top of the program minimums, and some count self-employed income in the narrowest way. A lender with more programs, such as FHA, VA, bank statement, DSCR and non-warrantable condo loans, may be able to approve the same borrower. The Galli Team in downtown Bradenton reviews denied files for Sarasota, Bradenton and Lakewood Ranch buyers.
Why loans get denied
| Denial reason | What it usually means | Paths that may help |
|---|---|---|
| Income too low on paper | Write-offs cut your taxable income, or only part of your income was counted | Add-backs, bank statement, P&L or 1099-only loans |
| Debt-to-income too high | Payments are too large compared with counted income | Paying off a debt, FHA's higher limits, a co-borrower, or recounting income |
| Credit score | Score is below that lender's minimum, which may be stricter than the program's | FHA, a lender without overlays, or a rapid rescore after paying down cards |
| Recent bankruptcy, foreclosure or short sale | Still inside a waiting period | Programs with shorter waiting periods |
| New job or job gap | Not enough history in the current role | Prior experience in the same field, an offer letter, or a different program |
| Condo building declined | Reserves, insurance, litigation or rental mix | Non-warrantable condo or portfolio loans |
| Investment property | Personal debt ratio too high with the new rental | DSCR loan qualified on the rent |
| Low appraisal | The home appraised below the price | Renegotiating, a seller credit, more down, or an appraisal review |
Every file is different. Some denials can't be fixed right away, and when that's the case we'll tell you what to work on and roughly how long it may take.
What to do now
Ask for the adverse action notice. "Denied" with no reason doesn't tell anyone what to fix.
Send the denial to one lender with more programs first. Mortgage credit checks within a short shopping window are generally counted as one inquiry, but there's no reason to stack them.
No new cards, car loans or big unexplained deposits while your file is being reviewed.
If you're under contract, your financing deadline matters. Let us know it on the first call.

Second looks that worked
A big bank counted only his Schedule C. Twenty-four months of business statements showed his real income, and a bank statement loan closed before the contract deadline.
The first lender required a higher score than the program does. An FHA loan without that overlay worked after a small card payoff and a rescore.
The building had heavy short-term rental use. A non-warrantable condo program with 20% down kept the purchase alive.
Adding another rental pushed his personal ratios over the limit. A DSCR loan qualified the property on its rent instead.
Examples are composites of typical files, not specific borrowers. Results depend on each borrower's full file, and not every denial can be reversed.
"A denial tells you what one lender wouldn't do. We look at the whole file, every program, and give you a straight answer, even when the answer is 'not yet, and here's how to get there.'"Chris Galli Β· Region Manager Β· Novus Home Mortgage Β· NMLS #13152 Β· Bradenton
