Qualify on the rent, your income, or both.
Buying a vacation rental on Anna Maria, a long-term rental in Bradenton, or a second home on Siesta Key? We match the property to the right loan: DSCR loans that qualify on rent, conventional investment loans, or second-home financing, and we flag the rental rules before you write an offer.
How do you finance a vacation rental in Sarasota or Bradenton? There are three main paths. A DSCR loan qualifies the property on its rental income instead of your personal income. A conventional investment loan uses your income and usually prices lower, from about 15% down on a single-unit home. A second-home loan offers better terms if you'll use the home yourself and it isn't run mainly as a rental. Before you buy, check local short-term rental rules, HOA or condo restrictions, and insurance, especially on Anna Maria Island and Siesta Key. The Galli Team in downtown Bradenton finances investment properties across Sarasota and Manatee counties.
Loan options
| DSCR loan | Conventional investment | Second home | |
|---|---|---|---|
| Qualifies on | The property's rent | Your income and debts | Your income and debts |
| Typical down | Often 20β25% | From 15% (single unit) | From 10% |
| Tax returns | Not required | Required | Required |
| Rental use | Short- or long-term | Short- or long-term | Occasional; you must use it |
| LLC ownership | Usually allowed | Personal name | Personal name |
| Pricing | Higher | Lower | Lowest of the three |
| Best for | Investors, self-employed, growing portfolios | Strong W-2 income, first rental | Snowbirds and family getaways |
A second home can't be primarily a rental business. If you plan to rent it most of the year, it's an investment property, and the loan must be set up that way.
