We get the building approved, not just you.
On the Suncoast, most condo loans that fall apart do so because of the building: reserves, inspections, insurance or litigation. We review the building before you write the offer, so you know where it stands before you're under contract.
Why is it hard to get a condo loan in Sarasota? Lenders approve the building before the buyer. A Sarasota or Bradenton condo can be declined for low reserves, a pending special assessment, an overdue milestone inspection or structural reserve study, insurance gaps, too many rentals or investors, HOA delinquencies, or litigation. None of that has anything to do with your credit. The Galli Team, based in downtown Bradenton, pulls the condo questionnaire, budget, insurance and inspection status up front and matches the building to a conventional, FHA, VA or non-warrantable program that fits.
Why condo deals die
Every one of these is about the building, and every one can be found before you go under contract.
Lenders want a healthy share of the HOA budget going to reserves. Older waterfront buildings that kept dues low are the usual casualty.
A pending or recent assessment for roofs, seawalls, concrete or elevators can flag deferred maintenance and make a building ineligible.
Florida requires milestone structural inspections for buildings three stories and up, plus a Structural Integrity Reserve Study. Missing or failed reports cause problems.
Wind, flood and master-policy limits that don't meet agency minimums, a growing issue on the barrier islands after recent storm seasons.
Too many units owned by one entity or run as short-term rentals pushes a building out of conventional eligibility.
Construction-defect suits or more than 15% of owners behind on dues can stall a file.
A front desk, daily rentals or a large retail footprint can rule out agency loans. Non-warrantable programs may still work.
What changed
| When | What | What it means for you |
|---|---|---|
| 2022–2024 | Florida SB 4-D / HB 1021: milestone structural inspections and mandatory Structural Integrity Reserve Studies | Buildings must fund reserves for roof, structure, plumbing, electrical and waterproofing. Dues went up, and buildings that didn't comply are harder to finance. |
| Aug 3, 2026 | Fannie Mae retires the "Limited Review" for established condo projects | Nearly every conventional condo loan now needs a full project review. Get the HOA documents early. |
| Jan 4, 2027 | Minimum reserve contribution rises from 10% to 15% of the HOA budget | More older Sarasota buildings may fall short. If you're buying in a building at 10–14% now, know that before you close. |
Agency and state rules are summarized for general information and can change. We confirm the current requirement on every building.

For Sarasota & Bradenton agents
Send us the address. We'll tell you whether the building looks conventional-eligible, FHA/VA-approved or non-warrantable, so you can market it to the right buyers from day one.
Send the denial. If the building is the problem, a non-warrantable or portfolio program may keep the contract alive without a price cut.
Condo buyers are payment-sensitive after dues went up. A seller-paid 2-1 buydown lowers year-one payments. See the math →
