The Math

How DSCR Actually Works

DSCR stands for Debt Service Coverage Ratio. It's a single number that tells the lender whether the property can pay for itself.

The DSCR Formula
DSCR = Monthly Rent ÷ Monthly Mortgage Payment (PITIA)

A DSCR of 1.0 means the rent exactly covers the payment. 1.25+ is preferred. Many lenders allow below 1.0 (called "ratio loans") with stronger credit or larger down payments.

Most lenders prefer 1.0+ (rent covers the payment). Many of our 25+ lenders accept DSCRs as low as 0.75 with stronger credit or larger down payments — these are called "no-ratio" or "ratio-flexible" programs. Tell us your DSCR and we'll match the right one.
Yes. We work with several DSCR lenders that accept actual or projected STR income — using AirDNA, third-party market reports, or 12-month historical income from the property. Not all DSCR programs allow STR, so we match you to the ones that do.
No limit. Unlike conventional loans (capped at 10 financed properties), DSCR lenders don't restrict the number of loans you have. Some investors have 30, 50, even 100+ DSCR loans across portfolios.
