Buy Your Florida Home Before You Sell

No sale contingency, one move, and a plan for your equity.

Most of our relocating buyers have their wealth tied up in the home they're leaving. You don't have to sell first and rent in between. We'll help you use that equity, make a non-contingent offer on the Suncoast, and line up the sale so you move once.

How can you buy a home in Florida before selling your current home? There are four common ways: qualify with both mortgage payments if your income supports it; open a home equity line of credit on your current home before listing it and use it for the down payment; use a short-term bridge loan secured by your current home; or put less down now and, after your sale, pay down the new loan and recast it to lower the payment, which many conventional loans allow but FHA and VA loans generally don't. The Galli Team at Novus Home Mortgage, led by Region Manager Chris Galli (NMLS #13152), helps relocating buyers moving to Sarasota, Lakewood Ranch, Venice, Wellen Park and Bradenton structure these plans and is licensed in all 50 states.

Your options

Four ways to buy before you sell.

StrategyHow it worksBest whenWatch for
Qualify with both paymentsYour income covers the current mortgage and the new one for a whileStrong income or a small current mortgageDebt ratios; reserves for both homes
HELOC on your current homeA home equity line funds your Florida down paymentYou have solid equity and open it before listingMany lenders won't open a HELOC once the home is listed
Bridge loanA short-term loan against your current home until it sellsYou need cash fast and expect a quick saleHigher cost; availability varies
Buy, sell, then recastPut less down now, then pay down the loan after your sale and lower the paymentConventional loans that allow a recastFHA and VA loans generally can't be recast

If you'll rent out your current home instead of selling, a signed lease may help offset its payment, depending on the program. We'll match the strategy to your numbers.

Quick answers

Buy before you sell FAQ.

Can I buy a home in Florida before selling my current home?
Often, yes. You can qualify with both payments if your income supports it, use a HELOC on your current home for the down payment, use a bridge loan, or put less down now and recast the new loan after your sale. The right choice depends on your equity, income and loan type.
Can I get a HELOC on a home that's listed for sale?
Usually not. Most lenders won't open a home equity line on a property that's already listed, so if you plan to use one, open it before you list your current home.
What is a mortgage recast?
A recast lets you pay a lump sum toward your loan's principal, usually after selling your old home, and have the lender recalculate a lower monthly payment while keeping the same rate and term. Many conventional loans allow it for a small fee; FHA and VA loans generally don't.
Do I have to count both mortgage payments to qualify?
In most cases, yes, until your current home is sold. If you'll rent the current home instead, a signed lease may help offset its payment depending on the program. We run the numbers both ways before you shop.
Is a bridge loan a good idea?
It can be when you need cash quickly and expect your current home to sell soon. Bridge loans usually cost more than a HELOC and availability varies, so compare them with your other options first.
Can I get pre-approved for Florida while I still live up north?
Yes. Pre-approval is based on your credit, income and assets, not your address. We're licensed in all 50 states, and closings can often be handled remotely.
Which Suncoast areas do relocating buyers choose?
Our relocating buyers most often look in Lakewood Ranch, Wellen Park, Venice, Sarasota, Bradenton and North Port, depending on budget, community style and how close they want to be to the beach.
Do you work with sellers' agents up north?
Yes. We coordinate timelines with your listing agent and title company so the Florida closing and your sale line up as closely as possible.
