Compare the builder's offer before you sign.
Builders in Lakewood Ranch often offer incentives when you use their preferred lender. Sometimes that's the best deal, and sometimes it isn't. We live in Lakewood Ranch, and we'll lay the builder's offer and ours side by side, explain the CDD line on your tax bill, and plan your rate lock around the build timeline.
Do you have to use the builder's lender in Lakewood Ranch? No. You can choose your own lender for a new construction home. Builders often offer incentives, such as closing-cost credits or a lower rate, if you use their preferred lender, so the smart move is to compare the total cost of both offers: rate, fees, credits and how long you'll keep the loan. The Galli Team lives in Lakewood Ranch and works from our Bradenton office, helping buyers compare builder financing, plan for CDD assessments and HOA dues, and time their rate lock to the build.
Builder's lender vs. your lender
An incentive is real money. The question is whether it costs you more somewhere else.
| Look at | Why it matters | What to ask |
|---|---|---|
| The rate and the fees | A large credit can come with a higher rate or extra points | Ask for the Loan Estimate and compare it line by line |
| What the credit pays for | Closing costs, a rate buydown or upgrades each help you differently | Is the credit tied to the lender, the title company or both? |
| How long you'll keep the loan | Upfront savings vs. a higher monthly payment for years | How many months until the payment difference eats the credit? |
| Rate lock terms | Builds slip. A lock that expires early can cost you | How long is the lock, and what does an extension cost? |
| Your loan type | Self-employed, jumbo or VA files may fit better elsewhere | Does the builder's lender offer the program that fits you best? |
Bring us the builder's Loan Estimate. We'll compare it honestly, and if the builder's offer is better for you, we'll say so.

CDD, HOA & taxes
Many Lakewood Ranch neighborhoods are in a Community Development District that funds roads, utilities and amenities. The assessment appears on your property tax bill and counts in your qualifying payment.
Separate from the CDD. Amenity-rich villages and 55+ communities can carry higher dues. We include them in your numbers from the start.
The first tax bill may be based on the lot only. Once the home is assessed, taxes rise. We budget on the finished home so there's no surprise later.
File after you close and move in to reduce the assessed value and cap future increases on your primary home.
Newer construction built to current codes often insures better than older homes. Get a quote before final numbers.
Design-center upgrades and builder deposits are usually paid before closing. Plan your cash so your down payment and reserves stay intact.
CDD and HOA amounts vary by neighborhood and change over time. Ask the builder for the current figures, and we'll build them into your pre-approval.
Timeline
Know your budget, including CDD and HOA, before the builder contract and deposit.
For builds finishing within a few months, a standard lock may work. Longer builds may need an extended lock. We'll price both.
No new credit, job changes or big purchases during the build. New debt can change your approval.
We order the appraisal near completion and coordinate the closing date with the builder.
