Chris Galli, Region Manager at Novus Home Mortgage (NMLS #13152), and The Galli Team help Massachusetts veterans, active-duty service members, National Guard and Reserve members and eligible surviving spouses buy and refinance with VA loans from our office at 8 Norwich St, Worcester, MA 01608. With full entitlement, VA sets no loan limit and requires no down payment. Your lender still decides how much you can afford.
If you have full entitlement, VA doesn't cap the loan amount. Your approval is based on income, credit and the home. If part of your entitlement is tied up in another VA loan, your remaining entitlement is based on the county loan limit.
For a first-use VA purchase with less than 5% down, the funding fee is 2.15% of the loan. 5% down lowers it to 1.5%, and 10% down to 1.25%. After first use, it's 3.3% with less than 5% down. You can pay it or finance it.
Veterans receiving VA compensation for a service-connected disability, surviving spouses receiving DIC, and active-duty Purple Heart recipients are among those exempt. Your Certificate of Eligibility (COE) shows your status.
VA can be used on a 2–4 unit home if you live in one of the units, which makes Worcester's triple-deckers a real option. See multi-family & triple-decker loans.
A VA streamline refinance (IRRRL) carries a 0.5% funding fee. A VA cash-out refinance is 2.15% for first use and 3.3% after, unless you're exempt. VA allows cash-out up to 100% of value, but many lenders cap it at 90%.
Massachusetts cities and towns offer property tax exemptions for qualifying veterans, such as those with a service-connected disability of 10% or more (Clause 22). Apply with your town's assessor. We also offer MassHousing programs.
Eligibility depends on your length and character of service. VA confirms it with a Certificate of Eligibility, which we can help you request.
You can use your benefit while serving, including for a home near your next duty station or a 2–4 unit you'll live in.
Guard and Reserve members can qualify too. VA funding fee rates are the same across branches and service types.
Some surviving spouses are eligible, and those receiving Dependency and Indemnity Compensation (DIC) don't pay the funding fee.
The fee depends on your down payment and whether it's your first VA loan. Here's the math at VA's current rates. Your price and loan will differ.
| Example price | $450,000 |
| First use, 0% down (2.15%) | $9,675 |
| Subsequent use, 0% down (3.3%) | $14,850 |
| First use, 5% down (1.5% of $427,500) | $6,413 |
| Exempt veteran (disability compensation) | $0 |
Pick your loan type and whether this is your first VA loan, then enter the price (or the new loan amount for a refinance) and your down payment. Check the exempt box if you receive VA disability compensation or another exemption applies.
Add a rate you've been quoted to see principal and interest on the loan with the fee financed. The rate box is blank on purpose. Funding fee rates are from VA's current chart. Not a loan offer. All loans subject to credit approval.

I've been in this industry for over 29 years, and I started The Galli Team for one reason: too many good people were being told "no" by lenders who didn't know how to structure their deal.
Our Worcester office team works with Massachusetts veterans and military families every day, from first homes to owner-occupied triple-deckers and refinances. We check your entitlement and funding fee status before you shop, explain every number, and because we lend nationwide, we can help with a PCS move or a home in Florida too.
Most lenders have one playbook. We have dozens, built for real-world situations banks won't touch.
