What is a USDA loan in Massachusetts?

A USDA loan, officially the USDA Section 502 Single Family Housing Guaranteed Loan, is a 30-year fixed mortgage with 100% financing for buyers whose household income is no more than 115% of the area median, buying a primary residence in a USDA-eligible area. Chris Galli, Region Manager at Novus Home Mortgage, and The Galli Team help Massachusetts buyers check eligibility, compare USDA with FHA, conventional and other programs, and close from our office at 8 Norwich St, Worcester, MA 01608.

What should Massachusetts buyers know before choosing USDA?

$0 down, 30-year fixed

USDA guaranteed loans offer 100% financing on a 30-year fixed rate. Adjustable, interest-only and balloon loans aren't allowed. You'll still have closing costs, but the seller can help with those.

Income limit: 115% of median

Your household income can't be more than 115% of the area median, and the limit depends on your county and household size. USDA updated its limits in July 2026, so check the current number on the USDA eligibility site or ask us.

Check the exact address

Eligibility is set by USDA's map, address by address. Big cities like Worcester itself generally don't qualify, but many smaller towns and edges of towns do. Never assume. Check the exact address before you make an offer.

Fees: 1% upfront, 0.35% a year

For USDA's fiscal year 2027 (Oct. 1, 2026 to Sept. 30, 2027), the upfront guarantee fee is 1.00% and the annual fee is 0.35%. The upfront fee can be rolled into the loan, so it doesn't come out of your pocket.

Credit & debt, typically

USDA sets no hard minimum credit score, but lenders add their own guidelines, and many look for a score in the mid-600s or higher. Standard debt ratios are typically 29% for the housing payment and 41% for total debts.

Seller can pay closing costs

Sellers and other interested parties can contribute up to 6% of the sales price toward closing costs and prepaids. In a negotiation, that can bring your cash to close close to zero.

Where do USDA loans tend to fit in Massachusetts?

Smaller Worcester County towns

Many of the smaller towns across Central Massachusetts have USDA-eligible areas. Our Worcester office team checks each address against USDA's map for you.

Franklin & Hampshire counties

The Pioneer Valley and hill towns are mostly small communities, which is where USDA eligibility is most common. Confirm the exact address, not just the town.

The Berkshires

Smaller Berkshire County towns often fit USDA's rural definition. Larger centers may not, and the boundary can run street by street.

Cities & dense suburbs

Larger cities and most Greater Boston suburbs generally aren't eligible. If your address doesn't qualify, we'll compare FHA, 3% down conventional and MassHousing options instead.

What do rural Massachusetts homes need for a USDA closing?

Title 5 septic

Many rural homes are on septic. Massachusetts generally requires a Title 5 inspection within 2 years before a sale, and a failed system can change your plans. Ask for the report early.

Private well water test

USDA requires a water quality test on homes with their own well. In Massachusetts, local boards of health oversee private wells, and MassDEP recommends testing before you buy.

Smoke & CO certificate

Massachusetts requires a smoke and carbon monoxide alarm inspection by the local fire department when a home is sold. Lenders usually want the certificate at closing.

Property rules

The home must be your primary residence and can't be income-producing. Working farms and commercial properties are out, and condos are eligible only if the project carries an approval USDA accepts. Older homes need inspections done early.

Example only

What does the USDA fee look like on a $350,000 home?

Here's how the FY2027 fees work when the upfront fee is rolled into the loan. The annual fee is figured on your average balance, so it drops slowly over time. This doesn't include principal, interest, taxes or insurance.

Example purchase price$350,000
Down payment$0
Upfront fee (1.00%), financed$3,500
Loan amount$353,500
Annual fee (0.35%), about$103 / month

USDA vs FHA vs 3% down: what's the difference?

Enter a price, a rate you've been quoted, and your yearly taxes and insurance. We'll show the down payment and an estimated monthly payment for a USDA loan (0% down, 1% fee financed, 0.35% annual fee), an FHA loan (3.5% down, 1.75% upfront MIP financed, annual MIP you can adjust) and a 3% down conventional loan (add your PMI quote).

The rate box is blank on purpose so you use a real quote. Rates often differ by program, and this uses one rate for all three. Down payment shown is before closing costs. Doesn't include HOA or condo fees or flood insurance. Not a loan offer. All loans subject to credit approval.

I've been in this industry for over 29 years, and I started The Galli Team for one reason: too many good people were being told "no" by lenders who didn't know how to structure their deal.

USDA is one of the most overlooked programs in Massachusetts. Our Worcester office team checks your address, your household income and the home's septic, well and certificates up front, then lays USDA side by side with FHA, conventional and MassHousing so you can pick with real numbers. Because we lend nationwide, you can buy here, buy in another state, or do both with the same people.

Buyers whose household income is no more than 115% of the area median, who will live in the home as their primary residence, and who are buying in a USDA-eligible area. You also need to show you can manage debt. Chris Galli, Region Manager at Novus Home Mortgage (NMLS #13152), and our Worcester office team at 8 Norwich St, Worcester, MA 01608 can check all three. Call 941-529-1040.
The limit is 115% of the area median income, and it changes by county and household size (USDA uses one limit for 1–4 person households and a higher one for 5–8). USDA updated its 2026 limits for applications submitted on or after July 13, 2026. Check your county's current limit on the USDA Income and Property Eligibility site, or we can check it for you.
Enter the exact address on USDA's property eligibility map. Many smaller towns in central and western Massachusetts have eligible areas, while larger cities like Worcester generally don't. Boundaries can run street by street, so always check the specific address, not just the town.
For USDA's fiscal year 2027 (Oct. 1, 2026 through Sept. 30, 2027), the upfront guarantee fee is 1.00% of the loan and the annual fee is 0.35%, paid monthly. The upfront fee can be financed into the loan. Sellers can contribute up to 6% of the price toward closing costs.
USDA itself sets no minimum score, but lenders can add their own guidelines, and many typically look for a score in the mid-600s or higher. Standard debt ratios are typically 29% for the housing payment and 41% for total monthly debts, with some flexibility for strong files.
Yes, as long as the systems meet the standards. Septic homes generally need a Title 5 inspection within 2 years before the sale, and USDA requires a water quality test on homes with a private well. Massachusetts also requires a smoke and CO certificate at sale. Get these done early so they don't delay closing.
