Our Massachusetts Story

We grew up here. We never really left.

The Galli Team isn't a Florida shop that opened a Massachusetts office to chase a market. We're a Massachusetts family who built a national mortgage business — and Massachusetts is where it all started.

That matters because Massachusetts is one of the most complex first-time buyer markets in America. The median home price is $645K. Boston-area homes average $857K. Without MassHousing down payment assistance, most first-time buyers simply can't compete.

We know those programs inside and out — not because we read about them, but because our team has been originating MassHousing loans for decades. Combine that with bankers actively working in Massachusetts today, and you get something rare: lender expertise from people who actually understand the market they're financing.

Meet Your Lender

Massachusetts roots. Nationwide reach.

Chris Galli grew up in Massachusetts. He started his career in lending here. And while The Galli Team is now headquartered in Florida with bankers serving all 50 states — Massachusetts is still where it began.

What that means for you: MassHousing experience, understanding of the Massachusetts buyer mindset, and a team that actually has bankers working in-state. We're not learning Massachusetts on the fly — we've been originating MA mortgages for decades.

For first-time buyers, that experience matters most. MassHousing's DPA program has nuanced eligibility rules. Most lenders don't know how to work it. We do.

Massachusetts Mortgage FAQ

What is MassHousing and who qualifies?
MassHousing is the state's quasi-public housing finance agency. They've funded over $1.9 billion in first-time buyer mortgages since 2023. To qualify: be a first-time buyer (haven't owned a home in 3+ years), meet income limits ($170,800 for 1-2 person households up to $256,200 for 5+ in Boston area), buy a primary residence, and complete a homebuyer education course. Approximately 4 out of 5 MassHousing borrowers also use the down payment assistance program.
How much down payment assistance can I get?
Up to $25,000 through the standard MassHousing DPA program — available as either a 0% deferred loan (repaid only when you sell or refinance) OR a 15-year loan at 2-3% interest.
Can I use MassHousing for a Boston condo?
Yes — MassHousing finances condos as well as single-family homes and 2-4 family properties (if you live in one unit). For Boston-area condos specifically, you'll want to check that the condo project is "warrantable" (most are, but some older or smaller condo associations aren't). We confirm condo eligibility BEFORE you waste time falling in love with a unit that can't be financed.
What's the income limit for MassHousing?
Income limits vary by household size and county. As of 2026, statewide limits run from $170,800 (1-2 person households) up to $256,200 (5+ person households). Boston-area buyers have higher limits: $191,520 (1-2 persons) to $286,980 (5+ persons). Income includes gross wages, bonuses, self-employment income, rental income, alimony, child support, and investment income.
Are you licensed in Massachusetts?
Yes — The Galli Team is licensed in all 50 states including Massachusetts. We have bankers actively working in-state and Chris originated his early career here. NMLS# 13152. Our Massachusetts operation is handled by experienced MA-based loan officers who know the local market, the local realtors, and the local MassHousing approval process.
How long does a MassHousing loan take to close?
Typically 30-35 days from contract to closing — slightly longer than a conventional loan because of the required homebuyer education course and the dual approval (MassHousing + lender). The good news: once you complete the education and pre-approval steps, the back-end process moves smoothly. Plan for 30-35 days vs. the 21-24 days a conventional loan can sometimes close in.
Can I use a MassHousing DPA loan with FHA?
Yes — and this combination is one of the most powerful for credit-challenged MA first-time buyers. MassHousing DPA can be paired with FHA financing, allowing buyers with credit scores as low as 620 (sometimes 580) to put down as little as 3.5% with FHA AND get up to $25K back from MassHousing to cover that down payment and closing costs. Out-of-pocket can be near zero for qualifying buyers.
