Who offers FHA loans in Massachusetts?

Chris Galli, Region Manager at Novus Home Mortgage (NMLS #13152), and The Galli Team offer FHA loans across Massachusetts from our office at 8 Norwich St, Worcester, MA 01608. FHA loans allow 3.5% down with a credit score of 580 or higher, and the 2026 FHA limit for a one-unit home in Worcester County is $545,100. We lend in all 50 states, so we can help wherever you buy.

What should Massachusetts FHA buyers know in 2026?

3.5% down at 580+

FHA's minimum down payment is 3.5% with a credit score of 580 or higher. Scores from 500 to 579 need 10% down, and lenders can set higher minimums. We look at your whole file, not just the score.

2026 limits by county

For FHA case numbers assigned on or after January 1, 2026, the one-unit limit is $545,100 in Worcester County and $962,550 in Middlesex, Norfolk, Suffolk, Essex and Plymouth counties.

Mortgage insurance, two parts

FHA charges an upfront premium of 1.75% of the base loan, which most buyers finance, plus an annual premium paid monthly. For most 30-year loans with less than 5% down, the annual rate is 0.55%.

How long MIP lasts

With less than 10% down, annual MIP generally lasts for the life of the loan. With 10% or more down, it ends after 11 years. Some owners later refinance to a conventional loan once they have built equity.

Triple-deckers and 2–4 units

FHA lets you buy a 2–4 unit home with the same 3.5% minimum if you live in one unit, and the limits are higher: $1,048,300 for a four-unit home in Worcester County. See multi-family & triple-decker loans.

Massachusetts rules still apply

Homes on septic generally need a Title 5 inspection, and a smoke and CO certificate is required at sale. If you qualify, FHA can pair with down payment assistance.

I've been in this industry for over 29 years, and I started The Galli Team for one reason: too many good people were being told "no" by lenders who didn't know how to structure their deal.

Our Worcester office team helps FHA buyers across Massachusetts every day, from first-time buyers in Worcester County to owner-occupants buying their first triple-decker. We show you the whole picture, including both parts of FHA mortgage insurance, and compare FHA with conventional and MassHousing options so you pick the loan that fits.

For FHA case numbers assigned on or after January 1, 2026, the Worcester County limits are $545,100 for one unit, $697,800 for two, $843,500 for three and $1,048,300 for four. Middlesex, Norfolk, Suffolk, Essex and Plymouth counties are higher, at $962,550 for one unit.
FHA allows 3.5% down with a credit score of 580 or higher, and 10% down with a score from 500 to 579. Lenders can set higher minimums, so we review your full credit, income and assets to find the strongest way to structure your loan.
FHA charges an upfront premium of 1.75% of the base loan, which can be financed, plus an annual premium paid monthly. The annual rate ranges from 0.15% to 0.75% depending on the loan amount, term and down payment. Most 30-year loans of $726,200 or less with under 5% down pay 0.55%.
Yes, if you'll live in one of the units. FHA allows 2–4 unit homes with the same 3.5% minimum down payment, and the loan limits are higher for each added unit. Rent from the other units may help you qualify, subject to FHA and lender rules.
With less than 10% down, annual MIP generally stays for the life of the loan. With 10% or more down, it ends after 11 years. Some homeowners refinance into a conventional loan later to remove it once they have enough equity.
We offer MassHousing programs and can check down payment assistance options when you apply. Eligibility depends on your income, the property and the program, so we compare FHA, MassHousing and conventional options side by side.
