DSCR & Investment Property Loans in MassachusettsChris Galli & The Galli Team

Qualify on the property's rent, not your tax returns. A DSCR loan divides the monthly rent by the full payment (PITIA). Around 1.0 or higher is a common starting point. We finance 1–4 unit rentals, triple-deckers and short-term rentals across Massachusetts, with our Worcester office team on the ground.

How does a DSCR loan work for a Massachusetts rental?

DSCR stands for debt service coverage ratio. Instead of tax returns, W-2s and your debt-to-income ratio, the lender looks at whether the property pays for itself: DSCR = monthly rent ÷ PITIA (principal, interest, taxes, insurance and any HOA or association fee). Chris Galli, Region Manager at Novus Home Mortgage, and The Galli Team finance 1–4 unit rentals, triple-deckers and short-term rentals statewide from our office at 8 Norwich St, Worcester, MA 01608. Rents usually come from current leases or the appraiser's market rent schedule.

What should Massachusetts investors know before they buy?

Typical DSCR structure

A ratio around 1.0 is a common minimum, and some programs may consider lower ratios with more money down. Down payments are commonly 20–25% on a purchase, depending on credit, property type and unit count. Confirmed on each file.

LLC vesting & prepayment

Many DSCR programs let you close in an LLC. DSCR loans often carry a prepayment structure (for example, a step-down over a few years). Shorter or no-prepay options are commonly available with pricing trade-offs.

Security deposits are strict

A deposit can't exceed one month's rent. It must sit in a separate, interest-bearing account at a Massachusetts bank, with receipts and a statement of the unit's condition, and be returned within 30 days after the tenancy ends. Some violations can cost a landlord three times the deposit plus fees.

Lead paint law

If a child under 6 lives in a home built before 1978, the owner must have lead hazards removed or covered by licensed professionals (full deleading, or interim control for up to 2 years). You can't refuse to rent to a family because of lead paint. Budget for inspections and possible deleading on older triple-deckers.

Rent control: not in effect

Massachusetts voters banned rent control in 1994, and that statewide ban is still in place. A 2026 rent control ballot question was removed by the Supreme Judicial Court on June 23, 2026, so it is not on the November 3, 2026 ballot. Supporters have said they may try again.

Short-term rentals on the Cape

Stays of 31 days or less owe the state room occupancy excise (5.7%) plus any local option tax, and Barnstable County adds a 2.75% Cape Cod and Islands Water Protection Fund excise. Every operator must register each property with the DOR through MassTaxConnect, and many towns require local registration too.

Where are Massachusetts investors buying rentals?

Worcester

Triple-deckers and 2–4 units near the colleges and hospitals, plus surrounding towns like Shrewsbury, Auburn and Leicester. Our Worcester office team knows these streets.

Springfield

Lower entry prices for multi-family than eastern Massachusetts, with suburbs such as Chicopee, West Springfield and Ludlow.

Lowell

Multi-family housing near UMass Lowell and the downtown, with neighbors like Dracut, Chelmsford and Tewksbury.

Fall River

A deep stock of triple-deckers on the South Coast, close to New Bedford, Somerset and Swansea.

Planning an Airbnb in Worcester or Springfield? Both are among the cities with an extra 2.75% convention center surcharge on room occupancy. Some DSCR programs can use short-term rental income, documented by booking history or a market rent report, confirmed on each file. Buying a 2–4 family and living in one unit? Owner-occupant financing, including MassHousing options, may beat a DSCR loan. See our Worcester mortgage lender guide.

What does a 1.15 DSCR look like on a triple-decker?

A Worcester triple-decker has a projected full monthly payment (PITIA) of $4,000, and the three units rent for a combined $4,600 a month. The rent covers the payment with about 15% to spare. Your rents, taxes and insurance will differ.

What's my DSCR? Massachusetts DSCR calculator

Enter a property you're looking at: price, down payment, yearly taxes and insurance, any HOA or condo fee, and the total monthly rent from all units. The rate box is left blank on purpose. Type in the rate you want to test, because rates change daily and depend on your file.

Example only. Not a loan offer or approval. Lenders use their own rent figures (leases or the appraiser's market rent), tax and insurance numbers, and ratio minimums, all confirmed on each file. Default values are placeholders; replace them with the real property's numbers.

I've been in this industry for over 29 years, and I started The Galli Team for one reason: too many good people were being told "no" by lenders who didn't know how to structure their deal.

Investors are a big part of that. If your tax returns are complicated, you own several properties, or you want to close in an LLC, we'll price a DSCR loan and a conventional investment loan side by side when your file allows. Our Worcester office team works Massachusetts rentals every day, and because we're headquartered in Bradenton and lend nationwide, we can finance your Florida rental too.

DSCR vs. Conventional

Should I use a DSCR loan or a conventional investment loan?

If your tax returns show strong income, conventional may fit better. If your returns are complicated, you own several properties, or you want an LLC, DSCR is often simpler. We price both when your file allows.

Typically no. DSCR loans qualify on the property's rent compared with the full monthly payment (PITIA), not on your personal income. You'll still need credit, assets for the down payment and reserves, and an appraisal with a rent schedule.
A ratio around 1.0, meaning the rent covers the payment, is a common minimum. Some programs may consider lower ratios with more down. Requirements are confirmed on each file.
Commonly 20–25% on a purchase, depending on credit, the property and the number of units.
Many DSCR programs allow LLC vesting. We'll confirm what your entity needs (operating agreement, EIN and similar documents) on your file.
No. The statewide ban voters passed in 1994 remains in effect. The proposed 2026 rent control ballot question was removed by the Supreme Judicial Court on June 23, 2026, so it is not on the November 3, 2026 ballot.
Often, yes, where local rules allow short-term rentals. You'll need to register with the Massachusetts DOR, collect room occupancy taxes, and meet any town registration rules. Some programs can use short-term rental income, confirmed on each file.
It depends on your plan. Massachusetts offers older multi-family stock and strong rental demand, with strict tenant, deposit and lead rules to plan around. Florida has newer housing and no state income tax, but wind and flood insurance can take a big bite out of your DSCR, so get an insurance quote before you write an offer. We're headquartered in Bradenton and lend nationwide, so we can finance either one, or both.
