Is there a cost to join the partner program?

Do I have to send you ALL my buyers?
Absolutely not. There's no exclusivity. Send us the buyers where you want a better outcome — self-employed buyers, investors, multiple-offer situations, complex scenarios. Many partners use us strategically rather than exclusively, and it works.
How fast can you close a loan?
21-day closes are standard. We've closed in 14 days when needed. Average closing time across all loan types last year: 24 days. Conventional and FHA loans typically close fastest; jumbo and bank statement loans run 28-32 days due to additional underwriting requirements.
What happens if my buyer gets declined?
With 25+ lender relationships, we have backup paths most lenders don't. Declined for income? We have bank statement and P&L loans. Credit issues? We have credit-recovery programs. Investor with no W2? DSCR loans. Less than 1% of our pre-approvals fail to close — and when they do, we work with the buyer to fix the issue and re-engage.

Do you work outside Sarasota-Bradenton?
We're licensed in all 50 states. Our primary footprint is Florida (Sarasota, Bradenton, Tampa, St. Pete, Venice, Lakewood Ranch), but we have partner agents across Florida and Texas. If you have buyers anywhere in the US, we can fund them.
