How FHA Works

Government-backed. Buyer-friendly.

FHA loans are insured by the Federal Housing Administration — which is why lenders can say yes to buyers that conventional guidelines turn away. Lower credit scores, higher debt-to-income ratios, smaller down payments: FHA absorbs the risk so lenders can approve real people with real finances.

The trade-off is mortgage insurance — an upfront premium (financed into the loan, so it's not out of pocket) and a monthly premium. That's the honest cost of the flexibility. The smart play many of our clients run: buy now with FHA, build equity, then refinance into conventional once you hit 20% equity and drop the mortgage insurance entirely.

And here's the part most lenders never bring up: FHA is the most DPA-compatible loan in existence. Programs like the Manatee County $15,000 program are built to pair with FHA — covering most or all of your down payment and closing costs. Run your payment scenarios on our calculator's FHA tab to see real numbers with MIP included.

The Stack

FHA + Down Payment Assistance = Near-Zero Out of Pocket.

This combination is the most underused path to homeownership in Florida. Here's the math for a Manatee County buyer.

$15K
Example: $350,000 home with FHA + Manatee County assistance FHA down payment (3.5%) = $12,250. The Manatee County Home Ownership Program provides up to $15,000 toward down payment AND closing costs — meaning for qualified buyers, the program can cover the entire down payment with money left toward closing. 60 seconds tells you if you're a candidate.

Who FHA Fits

FHA Shines When…

🆕

Your credit is rebuilding

Scores from 580 qualify with 3.5% down. Past bankruptcy or foreclosure? FHA's waiting periods are the shortest: generally 2 years post-Chapter 7, 3 years post-foreclosure.

💰

Savings are the barrier

Between 3.5% down, 100% gift funds, 6% seller credits, and DPA stacking, we've built FHA closings where the buyer brought almost nothing to the table.

📊

Your DTI runs high

Student loans, car payments, real life — FHA allows meaningfully higher debt-to-income ratios than conventional, especially with strong compensating factors.

FHA Questions

FHA FAQs.

580+ gets you the 3.5% down payment. Scores from 500–579 can still qualify with 10% down. Individual lenders layer their own requirements on top — which is exactly why we compare multiple lenders. We've closed FHA loans for buyers in the high 500s.
No — biggest FHA myth there is. Any qualified buyer can use FHA for a primary residence, first home or fifth. The one rule: you have to live in it.
Yes — FHA is the most DPA-friendly loan there is. The Manatee County $15K program, Florida Housing programs, and Chenoa are all built to pair with FHA. For qualified buyers, assistance can cover the entire 3.5% down payment with funds left toward closing costs. Take the 60-second eligibility quiz on our DPA page.
Yes — 100% of your FHA down payment can be gift funds from family, documented with a simple gift letter stating no repayment is expected. One of FHA's most powerful and least-known features.
Generally 2 years after a Chapter 7 discharge and 3 years after a foreclosure, with re-established credit. Chapter 13 can qualify sooner with trustee approval and 12 months of on-time payments. Documented extenuating circumstances (medical events, job loss) can shorten these windows. Don't assume you're out — ask.
Less than the internet claims. FHA appraisals check basic safety and habitability — a concern for some older homes, a non-issue for most. In today's balanced market, a strong pre-approval from a responsive local lender closes the gap. Our FHA offers close on time, and listing agents around here know it.
Limits vary by county and update annually. Most Florida counties follow HUD's standard limit, with higher-cost counties allowed more. Checking your county's current limit takes us minutes — it's part of every pre-approval, so you'll know your ceiling before you shop.
With less than 10% down, the monthly premium lasts the life of the loan — but almost nobody keeps it that long. The standard exit: refinance into conventional once you reach 20% equity, dropping mortgage insurance entirely. We track our clients' equity and flag the moment that refi makes sense.
